The house sits next to a beautiful 15th century church, set within a 3 acre church yard. Glorious and plentiful Waveney Valley walks in all directions. Guests have complete privacy and run of the house, including a private garden. We respect our guest's privacy, and are on call for any advice or assistance that you may need during your visit. The cottage is a short picturesque drive from the coastal gems of Southwold and Aldeburgh. Harleston and Bungay are quintessential English towns with charming independent stores, delis, family butchers, bistro cafes, pubs, restaurants, and tea shops. It's the countryside, most people drive. Diss is the mainline station between London and Norwich and is just 15 minutes by car. Cycling is very popular and the cottage is on a regular time trial route. Buses are very reliable and the village is well serviced making it easy to hop between Suffolk and Norfolk villages. There is fabulous walking from the cottage. Located in the Waveney Valley paths such as Angles Way which follows the Waveney river valley are right on your doorstep.

Stable Cottage

Stable Cottage is a self contained spacious one bedroom stable conversion with a secure courtyard garden. You can also have access to our private 7 acre field. The village has a lovely dog friendly pub, an excellent local shop and butchers all within a 5 minute walk of the cottage. The village is located in the Wensum Valley, a well renowned beautiful chalk stream. The cottage has easy access to Norwich, 14 miles and is 35 minutes from the North Norfolk coast. Chestnut Lodge

Chestnut Lodge is situated in an acre of private gardens set in a quiet rural location, with far reaching countryside views. The Lodge dates back to circa 1750, originally the cow barns on the farm. We purchased the property in 2017 and renovated one of the cow barns to the Lodge adding all the original character with salvaged exposed oak beams throughout and furnished to a luxury standard. Get Away Hide Away - Dixie converted horse lorry

Dixie is a repurposed horse lorry with lots of character and surprises hidden on her many levels. Set within its own half acre wildflower meadow with perfect views of the thriving and constantly evolving wildlife. Set to one side of the lorry is a large luxury walk-in shower room. Peaceful, romantic barn conversion in the grounds of an 18th century mill house on the river Wensum at Lyng Mill, North Norfolk. Swim in the river or light the wood burner - get back to nature in this cosy romantic setting. The Old Paper Mill was once the drying room for a Victorian paper Mill. It sits on the banks of the mill pond, a perfect wild swimming spot with its own outdoor shower. It is bright and airy in summer but warm and cosy in the winter months. We love dogs, all welcome.

The Barn at The Old Ale House is completely separate from the main house, newly converted to accommodate just two people, with a mezzanine bedroom, open plan kitchen sitting room, and a modern shower room. The Barn has underfloor heating throughout, and private parking to the front along with a small private garden. Lyng is situated in the Wensum Valley close to a host of amenities riding stables,golf, fishing, the coast is within easy reach as is Norwich Dereham and Fakenham.
