Welcome to CASABLANCA ADOBE, a historic site and private estate in the heart of Palm Springs. Beyond its luscious privacy hedges awaits a sprawling adobe stunner built by PS pioneer Pearl McManus. It later became home to Oscar-winning screenwriter Howard Koch who wrote - you guessed it - "Casablanca"! Meticulously preserved and upgraded with modern amenities, charming decor and a saltwater pool & spa with breathtaking mountain views... This is the desert escape that movies are made of!

Estately, magical, charming, private, historic, truly one of a kind... that's what you're getting here at this uniquely historic designated home in the center of town. Casablanca Adobe is a large gated property in the Warm Sands neighborhood only a ten-minute walk to all the shops, restaurants, galleries, museums and parks in vibrant downtown PS. It's a five-minute walk to nearby hot spots like Townie Bagels, Peninsula Pastries (a popular French Bakery), the vintage-antique warehouses and a constantly bustling Starbucks.

The grounds of Casablanca Adobe set the tone for a private home vacation experience you won't find anywhere else in the desert. Natural dirt and stone paths weave through colorful desert-scape gardens towards various nooks and crannies with chairs and benches and private areas to chill around every turn.

In the front yard, you can enjoy morning and evening mountain views from the front porch or fire pit alongside the home's resident koi (Rick, Ilsa and Sam, named after Casablanca's main characters). The family of goldfish that share the handmade stone fountain are named the Goldfarbs... they all date back to the home's previous owners... and they're all awesome!

In the backyard, you can dive into the crystal blue waters of the recently renovated (2019) large saltwater pool or relax with friends and family in your very own, private 8-person spa. There's plenty of room to kickback on a poolside lounge chair or read a book from the pool’s tanning shelf. The stone barbecue island boasts a built-in three-burner Sabre barbecue with a hard-wired gas line so you never need to worry about a pesky tank of gas running out before dinner's ready. The eight person dining table is a great place for a family meal, and the super comfy deep-cushioned club chairs set the scene for a chat and a snack beside the home's inviting outdoor fireplace.

Casablanca Adobe's super-sprawling one-story layout stretches this 2300 sq. ft. home from one end to the other of its huge .36 acre lot. The home's aesthetic is "vernacular adobe" highlighted by handcrafted adobe walls and high-beamed ceilings in just about every room. Hardwood floors and Saltillo tile span the length of the house. The home offers 3 bedrooms and a (super comfy Restoration Hardware sleeper sofa) den/fourth bedroom that's connected to one of the bedroom-bathrooms. The two bathrooms are separate (no en suites back in the 1930's), one on each end of the house. All four bedrooms are outfitted with HDTV's, luxury linens, dressers, large closets and yard access to either the backyard pool area or the front garden area.

In the living room, you'll sit where many great artists used to gather together. Stars like Charlie Chaplin used to hang out here back in the days when Oscar-winner Howard Koch was blackballed from Hollywood (there's such fun history to this house). It's here you'll want to slump into any of the stylish leather seating. Tickle the ivories on the Wurlitzer piano, admire the room's massive stone-entry fireplace and leave your worries behind.

In the kitchen, you can create unforgettable meals with family and friends. It's been modernized with marble-topped counters and outfitted with an oversized Viking refrigerator and high-end appliances.

In the dining room, you can enjoy your morning coffee while overlooking San Jacinto Mountain and later move those larger dinners into either the front or back yard to dine under the stars.

Casablanca Adobe is a great, private getaway if you're looking to escape to the desert, but it's so close to the center of town you can easily take advantage of everything Palm Springs has to offer.

Warm Sands is less than a ten minute walk to the center of town and less than a ten minute ($15) Uber or Lyft ride from Palm Springs International airport. There's a grocery store and shopping center close by for any personal wants and needs and a local bagel shop (Townie), dispensary and antique stores all just around the corner.
